Services

Global Realty Group offers servies that include a review of the current HOA operation to ensure compliance with statutory requirements under current California Law.

Our services entail specific detailed review the governing documents, corporate status, tax filings, State required amenity compliance (pool, elevator, etc.), current and pending liens, delinquent owners, current financials, budget, reserve study, maintenance protocol, insurance declarations, and pending legal issues.

Upon completion of the review process, which takes between 10-14 days to complete, we forward a detailed report of our findings with recommendations on how to association improve the efficiency of management related processes to further improve the existing operational standards.

Preliminary Intake

Specific information on the development will be required to provide the Board with a thorough assessment of the association such as:

Current regular assessment dues amount

Number of delinquent owners

What dues cover

Special assessments (Current or Pending)

Total amount in reserves

Manner in which trust account are established

Signors on the account

Legal Issues

Owner disputes

Status on building components

Document Review

CC & R’s

Articles of Incoporation

By Laws

Any amendments to governing document

Last reserve study

Current insurance policy

Current Financial Budget

Last six month of project financial statements

List of delinquent owners

Copy of the complex rules and regulations

Copy of any outstanding violations notice

Site Inspection

Our Staff schedules a site inspection within 48 hours of contract execution and shall be accompanied by a board member if requested by the client.

An evaluation of the physical/structuralaspects of the property shall be conducted to determine what if any hazards exist and the extent of any viewredeferred maintenance and how it might affect the aesthetic integrity and desirability of the complex. Copies of liability coverage will be provided to client prior to site visit.

Our staff will observe balconies, stair railings, window framing, patios, walk-ways/landings, garages, parking area, lighting, boilers, meters, gates, fences, landscaping, and exterior wall conditions/stucco-paint. Exclusion are roofs(staff members are not allowed to inspect the roof). If documentation is received prior to the inspection, staff member shall review the information and incorporate the findings in the evaluation report
